I had the opportunity the other day to look for office space in Jacksonville for a professional services firm.  If you think Daytona is challenging, "you ain't seen nothin". 

My estimate is that the Downtown market is experiencing at least a 30% + vacancy rate.  Most of it in the "old" bank buildings built in the 20's and rehabed ten years ago.  Ten floors of vacant space on most and, the space is fantastic. 

Asking rents are  running $14-$18 full service.  That means the landlord eats all CAM costs, property tax and in addition, electric and water.  Parking is running $85 per space on average in addition.

In Daytona Beach, Port Orange Ormond we're still running around $14 per sq. ft but that's NNN.  Even when it is $14 gross our landlords at least are not having to pay electric, water sewer and garbage.
