With ADA that is.  The "Americans with Disabilities Act".  Here's some of the things you need to concern yourself with if you're a building owner:

In general, the ADA is concerned with serious, long-term medical conditions.  ADA-qualifying "impairments" fall into three categories:

Physical - Mental - Chemical

Under Physical it would be a long-term physiological disorder or condition, a cosmetic disfigurement, or an anatomical loss that affests seeing, hearing speaking, smell, skin or one or more of the following body systems; neurological, musculosketetal, respiratory, cardiovascular, reproductive, digestive, genito-urinary, hemic, lymphatic, and endocrine. 

More on Mental and Chemical tomorrow but take a look at your commercial property.  Would someone with any of these conditions be able to work in your environment?  If not, you may not be ADA compliant and subject to fine.
