A major cost of operating a property is "common area maintenance" (CAM).  Property tax and Insurance are often, in my opinion, incorrectly included in the CAM quote.  Be sure to ask what's included in CAM before you sign a lease.  CAM should be costs of maintaining shared areas of a property and can vary greatly among properties.  In multi-tenant buildings these costs include maintenance of the lobbies, corridors, public restrooms, parking lots, landscaping and any other areas common to all tenants.  It also includes costs for providing utilities for these areas. 

Property tax and insurance are costs of operation but not CAM items. 

When you're looking for space know that a multi-tenant property will most likely cost you more than a single tenant property because of the common area.
