Yesterday we discussed having things on commercial real estate like the roof and air conditioning checked by licensed repair people.  It goes even further than that.  This week we were almost at closing on a property and found out the Septic tank was on a neighbors property and was put in without a license. 

So buying or leasing Retail, Office or Industrial property check out governmental items like is it city water and sewer, septic, etc. Also go down to the city and check for liens.  A gentleman wanted me to list his commercial property the other day.  I checked it out and he was being fined $1,000 a day by the city and it already totaled $30,000. 

The time to check on a commercial sale or lease in Daytona (or anywhere) is before you sign the lease or close the deal.  One other point, always let your attorney review the final of any document you're asked to sign.  Remember, for Commercial Property in Daytona Beach, Ormond or Port Orange give me a call,  I'm Claude Gardner, 386 846 4135.
