To conclude our series on "Due Diligence" just a few  closing thoughts.  Get professionals to do the work they are licensed for but make sure the commercial real estate you buy passes your smell test.  If something seems wrong, push the issue.  If you have a specific use for the real estate make sure your being able to use the space for your purpose is in the contract.  Then, YOU go down to the city or county and confirm that you can get a license for your use in that commercial office or retail space.  Be sure you have a financing contingency so you can get your deposit back if you can't get financed.  There is a lot involved.

Last be sure your attorney reviews the contract for potential (gottcha's) prior to signing it.  If you get in trouble with it he is the one that will have to get you out.

And, use a commercial real estate broker.  You also want to be sure you see all the commercial retail, office and or industrial that's available and fits your needs.  There is no more expensive mistake in commercial real estate than a bad locational decision.  So in Daytona, Ormond or Port Orange, call me, Claude Gardner at 386 846 4135.
