Just to give some thoughts about what you need to check out (do a due diligence) on any property you are about to buy.  I currently have one working and two items popped that are many times taken for granted. First, there is one water meter feeding four properties.  It obviously needs to be resolved.  The new buyer doesn't want to pay four water bills.

Now a question is coming up about the phone service.  It is thought that all four buildings are services by the same phone system.

When buying commercial property never assume.  Always have a due diligence period in the contract and CHECK OUT EVERYTHING you don't want to fix after closing.  A short due diligence period is 30 days a long one, if other than land, is 60 days.  Land will take much longer.
