As of today, I'm going to make bold statement that there is NO commercial money available to purchase property.  Oh, I know there are some exceptions but it is very difficult. 

If you find a lender in today's market you will most likely have to put 35%-40% down, have a debt coverage ratio (income from the property above the mortgage) of no less than 1.3

The next problem is the appraisal of the commercial property.  Today's appraisals are coming in with the replacement value being 30%-50% higher than what appraisers are calling "market value".  Guess which one the bank will lend on. 

With all that said, today's market conditions will most likely never be better for the buyer with cash or that finds owner financing.  Cash is simple and as the old saying goes "is king". 

Owner financing of retail, office or investment property will usually be around 25%-30% down depending on the owners motivation.  The interest rate will usually be competitive too tending towards a little higher than banks.  The amortization period is negotiable but will be in the 20-25 year range with a balloon payment in 5 years although that is very negotiable. 

There are some great cash and/or owner financed deals out there in this market.  I've been wrong before but, I don't think this market will be getting a whole lot cheaper.
