There are a lot of considerations when leasing office space for your business.

Believe it or not, studies show that the primary consideration is distance from the owner/Presidents home.  That's ok if the space fits.  What I mean by that is that "space", your office, wants to eat every month.  You will pay rent for every square foot whether your business is up or down, need the space or not.  For that reason and in my opinion, the next most important consideration is making sure you're not leasing more space than you need.

Go to my home page and use the "Perfect Space analysis.  It takes into consideration thinks like lobby space needed, what size should a clerical person have, even size of break rooms.

Next, does the space fit your image.  Does it give the message to your customers that you want to convey.  How about employees, is it a productive environment?  Is it on, or near, a bus route?

Last, what are the terms of the lease.  We'll discuss some commercial real estate lease terms tomorrow.
