Last time we talked about leasing office space.  Today we'll look at retail property.  Retail is different for several reasons.  Access is more important, traffic by the location and the demographic area in which it is located are vitally important.  A LOW RENT CAN BE ONE OF THE MOST COSTLY ITEMS IN YOUR BUSINESS PLAN. 

There is a reason for differential in rents and it is quantifiable.  The easiest way is what is called the "Retail Spending Potential Index".  It is a report that we can produce on any site in Ormond, Daytona Beach, Port Orange or South Daytona, any where. 

The Retail Spending Potential Index tells you not only what type items will sell in 1,3 5 mile radius but also tells you how much in dollar volume will be spent on those items.  Selling tires, it gives you the tire volume.  Selling Jewelery, it give you jewelery dollar volume. 

A little detective work on your part will give you the amount of competitors in the area, you decide what percent you can capture and you have snap shot of what your annual sales would be.  Your bank will love it when you show them the Retail Spending Potential Report not to mention you are now not guessing on what sales will be, you will know.  I can provide you that report for any geography.  When you choose me as your Commercial Broker (I still get paid by the Landlord) the report and all the legwork is done for you at no cost.

One other small item, the side of the street makes a difference.  If you're selling coffee by the cup you want the going to work side of the road.  If you have a dry cleaning business you want the going home side.
