If you're leasing or buying office or retail space in Daytona Beach, Ormond, Port Orange or in between, know what you're getting into.  For example, what condition will the space be in when I move in? 

Most new office or retail spaces are delivered in "Shell" condition.  This means that any interior walls, special plumbing, electrical or A.C., Etc. will need to be built and paid for by someone. 

Is this negotiable, you bet.  If you're building out a space it will be, most likely, a minimum build out cost of $50 per square foot before it's ready for move in.  And that's for basic office. 

If you're buying you'll need an acquisition loan and then added to that a loan that will cover the build out.  If leasing, many times the landlord will finance the build out over the term of the lease.  It's usually better (less expensive)to settle for space already built out that requires fewer changes.
